For RSW licenced landlords that wish to self-manage their rental properties, once we have found a tenant
and set up the tenancy.
Rent Collect Only
For RSW licenced landlords that wish to conduct all of their own maintenance and self-manage the
tenancy, but just don’t want to deal with rent collection/processing.
For landlords looking for a hands off, passive approach to property investment.

Property Compliance & Safety Check
In an industry in which the rules and regulations are constantly developing, it is incredibly important
that your rental property is safe and compliant, in-keeping with current legislation. We will conduct a
Safety Checklist before each tenancy to check that your property is safe and ready, as well as ensuring
all paperwork is compliant and served to the tenants correctly.
Professional Photography & Floor Plan
We will ensure that your property is advertised to an incredibly high standard, to attract the most
applicants we possible can. This includes professional photography, floor plan and option to include a
Accompanied viewings with only pre-qualified applicants.
Once you have chosen the applicant, it is time to start referencing them. Our comprehensive 8 point
referencing procedure ensures that the applicants circumstances are as they have advised. We check;
Soft credit search on all applicants and guarantors, to seek out any potential undisclosed CCJs,
IVA, DROs, Bankruptcies or any other hidden adverse credit.
Previous Address History
Check to ensure that the applicants have been truthful with their previous address history.
We contact all applicants previous landlord(s) to ensure that the tenancy was conducted to a
satisfactory standard. We do not accept letters as reference. Direct communication with the previous
landlord/agent is considered a minimum standard.
Employment Details & Reference
Gather employment information to check it is in keeping with the information provided when being
Check that the applicants are able to comfortably afford to pay the rent, and that there are no
changes anticipated to their ability to uphold their financial commitment
Right to Rent
Check that the tenants have the right to live/work/remain in the UK.
Supporting Document Check
Check all supporting documents to ensure that they are real and in keeping with the application.
Landlord and Senior Manager Sign Off
Completed application is passed on to a Senior Manager to be signed off. The Senior Manager will
check the application and a move in date with the applicants will not be confirmed until both the
Senior Manager, and the landlord are in agreement to accept the application.
Once the Senior Manager and the Landlord have both signed off on the tenant’s referencing application, a
move in date will be set and we will begin to prepare the tenancy agreement and safety & Compliance
Documents. If you do not already have the required safety documents, we can arrange these for you.
Landlord’s Gas Safety Certificate (GSC)
Certificate to check the safety of all gas appliances within the property. This is a legal
requirement if your property has gas. A GSC is valid for 12 months.
Electrical Installation Condition Report (EICR)
Certificate to check the safety of the electrical circuitry and outlets. An EICR is valid for 5
years, although visual inspections are required during the tenancy.
Energy Performance Certificate (EPC)
Certificate to check the energy efficiency of the property. This is a legal requirement. An EPC is
valid for 10 years, although the property must meet MEES regulations 2016. Please contact us if you

Inventory/Schedule of Condition
Professionally configured document with colour photos showing the condition of every room within the
property. This is incredibly important, in case you ever find yourself in the event of trying to claim
some of the bond from tenants for damages/missing items. Applicants sign this when they move in, to
agree to the standard of which the property is being passed.
Inform the utility providers that a new tenant has moved in, including gas, electric, water and council
tax. We also take meter readings the day before the tenants move in.
Attended Move In Appointment
Attended move in appointment to ensure a smooth transition, and to ensure tenants are knowledgeable
about important factors such as who to call in the event of an emergency, where is the stopcock located
Monthly Rent Collection
Collection and processing of the monthly rent. Collection and chasing of rent arrears is also included.

End of Tenancy Checkout Report
In-depth photographic report of the property as it has been returned by the tenant, alongside a
comprehensive list of any proposed deductions.
