Investing in the Afan Valley ... is there enough demand for single lets?

Investors not from the local area, typically assume that semi-rural properties in South Wales are very difficult to find tenants for, and this is absolutely not correct! We currently manage over 30 properties in and around the Afan Valley, and they all perform exceptionally well. On average, they spend less than 11 days on the market (to let), the average rent we collect is over £500 pcm, and you can still purchase "rent ready" properties for under £80,000, or a complete "do-er up-er" for less than £30,000 at a local auction. Properties in this area could also become suited to being used as Serviced Accomodation for the nearby Mountain Bike Park. There have also been talks for many years about an adventure park being constructed in the nearby area, endorsed by Bear Grylls (currently awaiting planning).

Why consider the Afan Valley?

If you are already involved in property investment, you may have noticed that all money out deals are now almost impossible to lay your hands on in South Wales. However, many of our clients have secured all money out deals using the BRRR investment strategy in the Afan Valley, quite successfully in the last 6 months (either by using portals such as Rightmove, Zoopla and Boomin) or via a local Property Sourcing Company. The area is also poised for fantastic house price growth over the next 10 years alongside the developement of the Afan Adventure Park. So our message to investors who are looking to try something fresh to step away from the rat race of investing in more populated areas, would be to absolutely consider investing in the Afan Valley and other semi-rural areas. They perform waaaay better than you think!
